How much does it cost to stage a home for sale?

Home staging pricing seems to be a bit of a mystery to many people. If you google ‘how much does it cost to stage your home’, you might find numerous sites telling you it averages $5,000.  This simply isn’t true. It’s much less, at least in the Halifax market. And keep in mind, it’s less than your first price reduction, let alone your second! We have so many clients that list without staging and then turn to us because they’ve had no luck selling their home. Many are into another home, paying two mortgages. Many of these clients are ecstatic when they get offers almost immediately after staging.  We often hear “I wish we had of just staged from the beginning!”

Vacant home staging pricing

The first month, there are two costs involved with vacant staging:

• Staging fee $1900*: this includes the cost for delivery and pick up and complete set up.
• Monthly Rental fee $900*: for furniture and décor rental. If the size of the home is quite large or additional rooms or rentals are required the price may go up.

The large majority of our staged properties sell in less than 15 days, however, should you require an additional month of staging, only the monthly rental costs would apply.

The rooms that would be included in the above rates include the living room, dining room/kitchen (1 dining table), master bedroom, en-suite, and the main bathroom. We refer to these rooms as the ‘money rooms’. The monthly rental includes not only the furniture, but the artwork, rugs, lamps, and accessories to create a completed look.  We have Halifax’s largest home staging furniture inventory to make your home look amazing!

Staging Consultation (DIY):

Consultation: $250.

This is for the seller that is living in their home and just wants some help making it look it’s best for the market. You’re going to do the work yourself. This covers up to 2 hours in your home giving you advise and guidance on how to show your house to it’s full potential using what you have.  Our staff will help you with the best layouts for existing furniture, and how to make some tweaks to optimize your homes appeal.

Design Consultation:

Consultation: $250.

During the in-home design consultation, we will discuss the vision you have for your space, what design styles you like, assess what can be utilized from your current furnishing and accessories, discuss your budget, etc.  We can select new pieces for any room from our large supplier base through our store Lane & Co.   Any time you may require after the design consultation is billed at $125/hour.  We coordinate delivery of any required pieces, and take care of the complete set up.

Full Service Design Projects:

Hourly Design Service:  $125/hour.

Whether it’s an addition to your current home or new construction we can help.   Nailing down the design style and your functional needs in the space we’ll hold your hand during the entire process.  We can assist with floor plans and elevations, cabinetry, millwork, lighting design, and selecting finishes.  Since every project is different, this service starts with a design consultation at $250 and when we meet we can discuss the scope and budget.
